Sjælsø sells properties in Nærum and TV-Byen and acquires commercial site in Hillerød (DK)

Sjælsø has signed an agreement with M. Goldschmidt Ejendomme A/S for the sale of an existing office property at Linde Allé in Nærum and a new REMA 1000 in TV-Byen. It has also been agreed that Sjælsø from a fully owned company in the M. Goldschmidt Group acquires a commercial site at Trollesminde Erhvervspark in Hillerød. The transactions will take effect from December 31, 2008. The parties have agreed that the purchase sums will not be disclosed.
Sale of property in Nærum
The property for office purposes in Nærum comprises approx. 16,000 m² and is partly let. Sjælsø will retain the remaining construction rights in the area which, over the next few years, are expected to be developed for housing comprising terraced houses as well as apartments.
Sale of REMA 1000 in TV-Byen
At TV-Byen in Gladsaxe, Sjælsø has leased approx. 1,000 m² to a newly established REMA 1000. The store is sited in one of the area’s original buildings and is part of the project’s retail part along with an IRMA and a FAKTA.
Purchase of commercial site in Hillerød
At Trollesminde Erhvervspark in Hillerød, Sjælsø is acquiring a commercial property with construction potential for 20,600 m² offices as well as basement areas etc.
The site is particularly well located in a newly established commercial area in Hillerød. The area also comprises Novo Nordisk, Foss and Biogen and the new Hillerød Town Hall. Sjælsø expects to develop projects on the site over the next few years. There is potential for establishing either small-scale head offices or an overall commercial project for one tenant.
Profit expectations for 2008
Sjælsø maintains its previously announced profit expectations for 2008: a profit before tax of DKK 250-350 million excluding any value adjustments.
